An IMGW News Report
Despite widespread Western media narratives suggesting a steep decline in Russia’s economy, the reality is proving to be unexpectedly different. Moscow’s luxury real estate market is experiencing a remarkable surge, fueled by wealthy Russians repatriating capital due to international sanctions and growing inflation.
Three years into the war with Ukraine, Russia’s elite are increasingly opting to invest domestically, as sanctions have restricted opportunities abroad. High-end Moscow properties are seen as a safe haven, offering a refuge from the country’s volatile economic conditions. Many are using real estate to hedge against inflation and the steep interest rates imposed by the central bank in an effort to stabilise the ruble.

Luxury apartment prices have skyrocketed in Moscow. In 2024, prices for properties valued at 1.95 million rubles per square metre surged by nearly 40%, putting the Russian capital on par with global property hubs like London and Paris. Moscow’s luxury sector is seeing sales of multi-million dollar properties, including the Levenson project in the city’s historic core, where a 12,500 square foot residence fetched approximately $38.1 million.
Developers are responding with new, high-end residential projects such as the Kamishy development, featuring villas priced between $25 million and $45 million. Located in Moscow’s exclusive Zhukovka suburb, these villas offer expansive views and high-end finishes, catering to a new generation of affluent buyers.

Despite the difficult economic backdrop, the property market in Moscow is thriving, in stark contrast to cities like London, which has seen a decline in Russian investment due to rising uncertainty. While some wealthy Russians continue to invest abroad, such as in Bali and Thailand, Moscow has become an increasingly attractive option for those seeking to keep their wealth close to home.

While challenges such as high construction costs and interest rates remain, the growing demand for prime real estate suggests that Moscow is positioned to remain a key player in the global luxury property market for the foreseeable future.
