Success Doesn’t Come Easy in Portugal

With surging demand for European passports from the US, Portugal—one of the EU’s most sought-after destinations—has experienced a 366% increase in citizenship applications over the past six years, totaling more than 1.4 million requests. In 2022 alone, 300,000 applications were submitted, a sharp rise from under 100,000 in 2013. This influx has overwhelmed Portugal’s Justice Ministry, which is operating with a 34% workforce shortage. As a result, nearly 500,000 applications are currently backlogged, with waiting times exceeding two years despite ongoing efforts to improve processing speeds.

Meanwhile, in another IMGW News story, Portugal is investigating venture capital funds linked to Golden Visa applicants from Asia and the Middle East over alleged “guaranteed buyback agreements.” These agreements, which promise investors a full refund while securing residency, have raised legal concerns. Despite last year’s reforms eliminating real estate investment as a qualifying category, interest in Portugal’s Golden Visa remains strong, with rising applications, particularly from US investors.

Exiger CEO Brandon Daniels highlighted AI’s ability to streamline operations and drive revenue, while Atef Elkadi emphasized its role in enhancing productivity rather than replacing jobs. Residency Malta’s Jonathan Cardona discussed how AI improves decision-making and efficiency within IM operations.

The panel also examined the economic benefits of IM, with insights into how Malta reinvests migration funds into essential infrastructure and how Portugal’s IM programmes have had minimal impact on real estate. Oriol Molas spoke on the rise of eco- and culture-based migration pathways.

A notable highlight was Paul Demircioglu’s introduction of Nauru’s climate-focused IM programme, emphasizing its potential for sustainable economic growth. Discussions underscored the need for better data, trust-building, and transparency in the sector. L’Ecuyer reaffirmed IMC’s commitment to innovation, ethical standards, and global positive change in investment migration.


2025: Singapore Real Estate Poised for Growth Amid Shifting Global Trends

One of January’s IMGW News Real Estate reports examined Singapore’s property sector as it navigates an anticipated economic slowdown in 2025. GDP growth is projected at 1–3%, down from 4.0% in 2024, with headwinds including protectionist policies under a new Trump administration and slowing global trade.

Despite these challenges, office market take-up is improving, though lease expiries pose risks. The industrial and logistics sector expects uneven growth, while retail expansion remains strong, driven by a tourism recovery. Meanwhile, the residential market is stabilizing, supported by renewed buyer confidence.

Singapore remains one of Asia-Pacific’s top investment destinations, attracting selective investor interest in premium commercial, industrial, and residential assets—especially in prime locations with strong long-term fundamentals.
